When selling your home, viewings play a crucial role in attracting potential buyers and ultimately achieving a successful sale. Ensuring that each viewing appointment goes smoothly can make a significant difference in how quickly your home sells and the price it fetches.
“Today’s buyers typically begin their home search online, but it is the viewing appointment that truly seals the deal. A positive viewing can greatly influence a buyer’s decision to make an offer,” says Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa.
To give you home the best chance of selling, there are a few preparations sellers need to take care of before the buyer arrives for a viewing appointment. First and foremost, ensure that your home is tidy and clean before prospective buyers arrive. A clean, uncluttered space not only appears larger but also allows buyers to envision themselves living in the home. Make sure surfaces are cleared, floors vacuumed, and rooms dusted to create a welcoming atmosphere.
“Pay special attention to areas like the kitchen and bathrooms, as these rooms often significantly influence buying decisions. Make sure that there are no used towels on the floor or dirty dishes in the sink, as these can sometimes be difficult for buyers to look past,” says Goslett.
If you have pets, consider arranging for them to be elsewhere during viewings, as not all potential buyers are comfortable around animals, and pets might be distracting or even deter some viewers.
Similarly, it is better if you do not remain in the home while the viewing is taking place. Buyers often feel more comfortable exploring and discussing the property openly when the current homeowner isn't present. They may hesitate to express honest opinions or ask detailed questions if the seller is nearby, potentially limiting their connection to the home.
“Allowing your real estate agent to manage the viewing independently can encourage buyers to freely envision themselves in the space without any pressure or distraction,” Goslett recommends.
