Congratulations! You’ve decided to make the most important financial decision of your life – purchasing a property, but now is the time to decide which type best suits YOU. For many South Africans, the two most common choices are sectional titles and freeholds, but each comes with their own set of pros and cons. The “best” choice, however, is not universal and depends on your personal priorities.
“Today’s buyers are far more intentional about aligning their property choice with their lifestyle, financial position and long-term goals,” says Adrian Goslett, CEO and Regional Director of REMAX Southern Africa. “There is no one-size-fits-all answer, the right property type is the one that best supports how you want to live and invest.
”Sectional title properties, such as semi-detached houses, apartments and townhouses, continue to gain traction among younger buyers, first-time homeowners and investors. The main driver is their affordability in comparison to freehold homes. Additionally, they often offer better security and lower day-to-day maintenance responsibilities, appealing more to busy professionals and buyers in the urban areas.
However, these benefits come with some trade-offs. Sectional title owners must factor in monthly levies and compliance with body corporate rules, which can limit freedom and lead to extra costs if levies increase or special fees are introduced.
On the other hand, freehold properties, such as free-standing houses, cluster homes and residential properties, remain the preferred choice for buyers prioritising space, privacy and full control over their properties.
That being said, freehold ownership carries full responsibility for maintenance, security and maintenance. These additional costs can be less predictable than sectional title levies, requiring careful budgeting.
“Every situation is different, so the decision comes down to personal lifestyle alignment. Buyers who clearly understand their needs are best positioned to make a confident and rewarding investment,” concludes Goslett.
